SENSE OF URGENCY

At Home Team Lending we pride ourselves with processing all loans with a 'Sense of Urgency' and being accessible to our

customers through the entire process.  Loan Officers and Credit Managers are available evening until 9:00 PM and don't

hesitate to call at anytime during the process.

 

There are six stages to the loan approval process, and you can expect a processing time from two to four weeks.  The higher the

risk of the loan the longer the process.  Many Construction and Commercial loans do have additional steps.

 

ORIGINATION

Initial information gathering and analysis followed by pulling credit reports.

 

APPLICATION, DISCLOSURE, & APPRAISAL

Completion of the Loan Kit and 1003 Application with your Loan Officer and gathering of supporting documentation.  Ordering

of the Appraisal as determined by guidelines or Underwriting Findings.

 

PROCESSING & VERIFICATION

Gathering and validating loan requirements such as payoffs, taxes, employment, pay history, etc.

 

UNDERWRITING & TITLE

Underwriting includes both the Computer of Findings phase, as well as, the validation of the Information by the Human Underwriter.

The Title Company researches the legal conditions of the property with items such as the chain of title, verification of property taxes,

validation the legal description and preparing the Settlement Statement.

 

CLOSING & DISBURSEMENT

The Loan Closing is conducted by Title Company in which all of the closing documents are executed, and then recorded at the

courthouse.  The Disbursement of the Funds is also conducted by the Title Company.

 

SERVICING

The actual collecting of the monthly mortgage payment and management of the escrow account.
