We have developed a document (spreadsheet) what we call 'The Loan Quote', and it give a quick look at 5 loan scenarios side by side. 

Additionally, we can run as many scenarios that you want, but 5 at a time makes it easy.

'The Loan Quote' not only aids in deciding on payment confort, but it shows either 'Cash for Closing' if a purchase, or 'Bills to be Paid'

if a refinance all on the first page.  The second page shows an amortization scheudle and 'Savings Analysis' or time value of money. 

We can do many scenarios to show that just paying a small amount to additonal principle will really advance the pace of payoff and equity.
